What is the best way to transfer a property to my grandchildren?

Question:

I want to give a UK property to three grandchildren (aged 13, 16 and 18) to have an equal share. How can I do this? 

Arthur Weller replies:  

You can do a formal conveyancing, or alternatively do a transfer of beneficial ownership. However, children under the age of 18 cannot legally own property in this country; so, for the 13 and 16-year olds, an adult (e.g., their parents) will have to legally own their share in trust for them.
